About Aureate
Aureate is a Tampa-based real estate platform focused on projects that move communities forward—mixed-use districts, education and health facilities, attainable housing, and catalytic infill. We pair rigorous underwriting and execution discipline with a mission to expand access: to care, to learning, to jobs, and to quality housing. From site selection and entitlement through delivery and long-term stewardship, our team aligns design, capital, and operations to create durable value for residents, partners, and cities. Aureate is guided by founder Dr. Kiran C. Patel—an accomplished cardiologist, entrepreneur, and philanthropist whose work has helped scale healthcare access and fund transformative education initiatives across Florida and beyond. That legacy of impact informs how Aureate evaluates every project: outcomes for people and places come first, and the numbers follow. Directors Phil Zaveri and Chad Toujague bring complementary strengths across capital stack design, underwriting, engineering, and healthcare-adjacent development, enabling Aureate to bridge community needs with institutional-grade delivery. Rooted in Tampa and working across the Southeast, Aureate builds with humility, partnership, and accountability. We believe the best projects are co-authored—with municipalities, universities, health systems, and local stakeholders—and measured by long-term performance: resilient cash flows, thoughtful design, and real social return. That's the standard we hold ourselves to on every assignment bearing the Aureate name.
